Elza Joseph - Principal Broker

Meet Elza Joseph

Principal Broker & Director of AURION FINANCE

Hi, I’m Elza Joseph. This business is more than just a job for me — it’s something I’ve built with heart, purpose, and a genuine desire to make finance more accessible, transparent, and personal for everyday Australians.

Before launching AURION FINANCE, I spent several years working behind the scenes, supporting mortgage brokers and learning every part of the lending process. I saw firsthand how confusing and stressful it can be for people trying to secure a home or business loan — especially when they’re not being guided properly.

That’s what sparked the idea to create something different. I started this firm with a simple mission: to take the pressure off and empower people with the knowledge and support they need to make confident financial decisions. No jargon. No pushy sales. Just real conversations, honest advice, and solutions that truly fit.

My approach is straightforward and client-first. I take the time to listen, understand your unique situation, and explain your options clearly. I don’t believe in one-size-fits-all advice, and I’m here to support you from the very first chat to well beyond settlement day.

Every client matters to me — because behind every loan is a person, a family, or a dream worth fighting for. Let’s make it happen — together.

Frequently Asked Questions

Everything you need to know about your finance journey.

A mortgage broker helps you find the most suitable home loan by comparing offers from multiple lenders. We guide you through the application process, handle the paperwork, and negotiate on your behalf—saving you time and money.

We assist with a wide range of loan options, including: Home Loans, Refinancing, Investment Property Loans, Loans for Self-Employed Applicants, First Home Buyer Loans, and Professional Loans (Doctors, Lawyers, Accountants, etc.).

Yes, absolutely. We specialise in helping self-employed applicants. Even if you don't have standard PAYG payslips, we can help you access competitive loans using alternative documentation such as BAS statements, tax returns, or bank statements.

We’ll guide you through the entire process, from loan pre-approval to settlement. You may also be eligible for government grants, stamp duty concessions, or first home buyer schemes, depending on your circumstances and location.

Refinancing means switching your existing home loan to a new one. You might consider refinancing to get a lower interest rate, access equity, consolidate debts, or change loan features. We can help you assess whether refinancing is the right move for you.

An investment loan is used to purchase property with the goal of generating income or capital growth. We help you structure your loan for tax efficiency and long-term growth.

Professional loans are tailored for certain occupations (e.g., doctors, lawyers, engineers, accountants). Benefits might include higher borrowing limits, waived LMI, or special interest rate discounts.

Your borrowing capacity depends on factors like income, expenses, credit history, and current debts. We’ll assess your situation and give you a clear picture of how much you can borrow across our panel of lenders.

In most cases, our services are free to you. We are paid a commission by the lender once your loan settles. We always act in your best interest to find the right fit for your needs.

Common documents include Photo ID, payslips or proof of income, tax returns/BAS (if self-employed), bank statements, and existing loan statements. We provide a tailored checklist for your specific situation.

LMI is a one-off insurance fee that protects the lender when your deposit is less than 20%. It can be added to your loan or paid upfront. We’ll help you understand if LMI applies and how to minimise it.

Fixed rates stay the same for a set period, offering certainty. Variable rates can change with the market, offering more flexibility. We’ll help you decide which suits your financial strategy.

Yes, in many cases. While major banks may decline your application, we work with specialist lenders who consider applicants with defaults or late payments. We'll assess your situation and find realistic options.

An SMSF loan allows a Self-Managed Super Fund to borrow money to purchase an investment property. The property is held in a bare trust until the loan is paid off.

Yes. SMSFs can purchase commercial properties. In some cases, your business can even lease the property back from the SMSF, provided it's at market rates.

Generally, residential SMSF loans allow up to 70–80% LVR, while commercial SMSF loans allow up to 60–75% LVR. We can help assess your fund's borrowing capacity.

Benefits include diversification of your retirement portfolio, potential capital growth, tax advantages (like lower tax on rental income and CGT), and acquiring property you couldn't afford outright.

A personal loan is a fixed amount borrowed for personal use—such as debt consolidation, renovations, or travel. It’s typically unsecured, with fixed repayments over 1–7 years.

Yes. If you're self-employed or running a business, you may be eligible for a commercial car loan (like Chattel Mortgages or Finance Leases) which can offer tax benefits.

A cash flow loan provides short-term funding to businesses needing quick access to working capital for wages, inventory, or expansion. They are typically unsecured.

Yes. We offer low-doc lending options that don’t always require full financials. We can use BAS statements, bank statements, or an accountant’s letter.

Yes! Many visa holders can apply. Eligibility and deposit requirements depend on your visa type, income, and residency status.

Commonly approved visas include Temporary visas (482, 491, 485, Partner visas), Permanent visas (189, 190, 801), and NZ Citizens on SCV 444. We assess each situation individually.

Most visa holders need 10–20% for temporary residents and 5–10% for permanent residents. We’ll guide you to the best lenders based on your profile.

Yes, it’s common. Applying with an Australian citizen or PR partner may help you qualify for lower deposit requirements and avoid foreign buyer surcharges.

Refinancing is the process of replacing your current home loan with a new one to get a better deal, access equity, or adjust loan features.

Even a small drop in your interest rate (e.g., from 6.5% to 5.9%) could save you thousands per year. We’ll calculate your potential savings during a free review.

Yes. We work with lenders who offer flexible options for self-employed borrowers, contractors, and those with multiple income sources.

Yes. You can combine personal loans, credit cards, or car loans into your home loan to simplify repayments and reduce your interest costs. We’ll outline the pros and cons.
